Photos, video, and marketing exposure
To rent your property as quickly as possible, to a quality vetted tenant, great photos and maximum exposure is key. We offer advice on how best to present your property, can arrange a cleaner on your behalf to attend the morning of the photos, ensuring your property is captured in the best possible light.

We hire a professional company for your property photos, floor plan, and speed video. We often get these back within 24-48 hours, meaning your listing is ready to be uploaded to all the major portals straight away, ensuring maximum exposure, cutting away any delay in finding a suitable tenant.

Full Transparency
When managing your property, it is inevitable that some issues will arise from time to time, and we will of course send reputable tradespeople to remedy any issue.
For transparency, the standard procedure is for the invoice to be paid from the following month’s rent, however, you can request the tradespeople to invoice you directly, or be CC’d into all correspondence we have with them if preferred.

Viewings
We ensure all viewings are accompanied, and that whoever carries out the viewing has inspected the property prior so that they are familiar where the property is located, locks, and surrounding area, meaning they can relay some information to the prospective tenant whilst on the appointment. We pre vet all viewings so we know their employment and salary status along with their moving dates ensuring they are suitable for the property in question.

Offers of the property
Once we receive one or more offers for the property, we have each interested applicant complete an offer letter, which gives details of their job, salary, preferred and earliest move in date, furniture requirements, and a bio of themselves.

 

We will then discuss with you these offers (if more than one) and decide together whom we feel would be the best fit for the property. We would then request a £300 holding deposit from the applicant, meaning they will have secured the property subject to referencing, credit checks, and right to rent checks. 

Referencing and compliance
We use an external referencing company who will gather previous landlord references, ID, employment and salary details direct from the applicant’s employer, they will also carry out credit checks checking for any CCJ’s or criminal records, and a right to rent check.

Once we receive the report, it will also show whether the company deem the applicant a pass or fail to proceed with the tenancy. This will be forwarded on to you for consideration, and once confirmed, we will proceed with requesting the balance of the security deposit, the first month’s rent, and send out the tenancy agreement to all parties for signing.

Deposit Registration
We register all deposits with the DPS, meaning tenants deposits are safeguarded as per legal requirements. www.depositprotection.com 

Tenancy agreement and rental payments
A Tenancy Agreement will be drafted and sent to both you and the tenant/s for digital signing.

We always request payment for security deposit and initial months rent in advance be paid to us. For let only services, we request the tenant/s set up a standing order paying rent direct to you. For rent collection and full management service, we collect the rent and forward it on to you.
All payments made to us by tenants are to our clients’ money bank account

Inventory, check in & releasing keys
We use an independent inventory company to draft an inventory and do a check in at the commencement of the tenancy. Once signed by all parties, this provides a record for both the Tenant and Landlord to refer to at the end of the Tenancy, and in the event of a deposit dispute, will be used as evidence.
Inventories normally contain digital photographs as well as a detailed report of the condition of the property and its contents.

  • The fee is based on the tenancy duration, with the minimum term of 12 months. (Initial term)
  • The renewal fee is applicable when tenants remain after the initial term has ended (Initial tenancy agreement expires) and a new tenancy agreement commences.
  • A renewal fee will be payable every time an existing tenancy is renewed. This fee will apply regardless of if Sadhana Property manages the property, or not. Every time a tenant introduced to a property by Sadhana Property renews a tenancy, a renewal fee will apply.
  • The full management and rent collection services fees can be taken monthly if preferable.
  • Essential fees are payable upfront (EPC, ECIR, Landlord Gas Safety Certificate)
  • Professional cleaning and inventory fees will be added on to our fee and taken from forthcoming rent payment/s.
  • Our fee, plus any expenses we may have incurred on your behalf (EPC, Gas safety certificate, ECIR, professional clean, inventory or repairs or maintenance) will be deducted from the initial rental payment. Any remaining funds will be transferred to the landlord.
  • If our fees surpass the amount of the first month’s rent, we will collect the balance from the second months’ rent payment.
  • Sadhana Property will transfer the rent received from the tenants into the landlords selected bank account each month.
  • The landlord can cancel their agreement at any time. No fee is payable unless a tenant introduced by Sadhana Property moves into the property, in which case, our let only fee of 8% + VAT will be applicable.
  • Should a tenant that was introduced by Sadhana Property purchase the property they are, or have rented, a fee of 1% + VAT of the purchase price will be payable by the landlord.
