How do I present my property to Sadhana Property? 

We accept properties in any condition. We will arrange and pay for any work that is required; however, a rent-free period or discounted rent will be discussed and be agreed. 

 

Would I receive the same net income as a ‘normal’ full management let would give me? 

Yes. (Based on a 15% + VAT management fee) 

 

What are the benefits of me choosing Sadhana Property?

What does Sadhana Property not  cover? 

  • External building works, structural issues or any roof or window related issue 
    (unless damage caused by tenant)

What  does  Sadhana Property cover? 

  • We cover all maintenance internally 

  • All legal certifications throughout the agreement period 

  • All inventory fees 

  • Any redecorating 

  • Any cleaning fees 

  • Any utilities throughout the duration of our agreement 

 

How does Sadhana Property make money? 

  • We earn our fee on the increased rent we hope to achieve once we have readied the property for let 

  • We also save on many hours of admin by having such an agreement in place. 

 

Who carries out the maintenance/works for Sadhana Property? 

  • We have many certified tradesmen on our books we contract for any works required. 

  • We also use ahbuild.co.uk for any ongoing maintenance issues.

How does Sadhana Property hand my property back to me? 

  • Vacant, professionally cleaned and where agreed, redecorated.

What fees do I save? 

  • Agent’s fee 

  • Referencing fees 

  • Having any furniture/objects removed 

  • Any furniture to purchase requested by tenant 

  • Professional cleaning (Can be several times over a few years) 

  • Inventory fees on check in and check out (Can be several times over a few years) 

  • All relevant legal certifications 

  • Decoration fees (Can be several times over a few years) 

  • Void periods of rent in between tenants  

 

What if tenants do not pay rent to Sadhana Property?  How do they maintain their commitment to pay me my rent? 

  • We have a large portfolio which means if several properties stop paying rent to us, we can cover all rents to our landlords regardless. 

  • We also have insurance policies with HISCOX and RENTGUARD which covers us up to £3000 per property per month, and up to £5m on liability. This is just that however, an insurance policy. Our tenants are always vetted, referenced and credit checked. 

 

What is my involvement with my property throughout the agreement? 

  • None. We carry out bimonthly inspections on all properties ensuring piece of mind to all our landlords. It is unlikely that you will hear from us until your lease is up for renewal. 

 

What if I require possession of my property? 

Ending the agreement early will be difficult and with variables if ending it before the expiry date on the lease between us as we will likely have tenants in occupation. The more notice we have in this instance, the better. In this instance, you will be liable to reimburse Sadhana Property any fees spent on the property.

If the property is being used as short lets or vacant, we require 1 months’ notice. By ending the agreement early, we are not liable to hand the property back decorated even if previously agreed. We will however ensure it is completely vacant and professionally cleaned. 

 

Why  don’t  Sadhana Property give landlords a holding deposit? 

Two simple answers-

Firstly, cash flow. If Sadhana Property were to pay deposits to each landlord we work with, we would not be able to offer you the fantastic service and all the benefits and advantages we currently supply. 

​

Secondly, we guarantee to return your property in the same condition we received it when your tenancy ends. (If not better). An inventory will be independently carried out and paid for by Sadhana Property for your peace of mind, thus acting as a security deposit.
